Building/Development Regulations1 ? In low-density urban areas, the building/development regulations are as follows:a) The maximum number of storeys permitted above the ground floor level is 2, and 3 storeys may be permitted depending on the dominant character of the surrounding area;b) The maximum soil sealing (impermeable surface) index is 70%;c) The maximum floor area ratio (FAR) is:i) 0.5 applicable to the building?s usable area;ii) 0.5 applicable to the building?s ancillary/complementary area;d) The maximum site coverage index is 50%.2 ? Community/collective facilities must comply with the provisions of paragraph 1 of Article 103.3 ? Warehouses and industrial establishments must comply with the following rules:a) Minimum side and rear setbacks are 8 metres;b) The maximum soil sealing (impermeable surface) index is 80%;c) The maximum floor area ratio (FAR) is:i) 0.5 applicable to the building?s usable area;ii) 0.5 applicable to the building?s ancillary/complementary area;d) The maximum façade height is 7 metres, excluding duly justified situations due to technical, productive, or technological installations, up to a maximum of 10 metres;e) The Municipal Council may, in order to minimise the visual impact of the installations or activities in the surrounding areas, impose conditions regarding the types of materials to be used in components affecting the external appearance, land modelling, the configuration of the urban/layout solution, and the placement and volumetric configuration, without prejudice to the circulation of emergency vehicles;f) The strip referred to in point a) may be used, among other purposes, for parking and the installation of technical infrastructures such as security/surveillance, transformer stations, and gatehouses;g) Operate during daytime, unless insulation conditions and the level of noise or vibration allow night-time operation;h) Industrial establishments may not be located in buildings with residential use.4 ? The provisions of the previous paragraph do not apply to stand-alone industrial establishments or those to be installed in buildings with other uses, as referred to in Part 2 A and B of Annex I of the decree approving the Responsible Industry System, which must comply with paragraph 1 of this Article.5 ?
